Office of the Chairman, Associate Vice President for Design and Construction, (October 2005 to March 2007)

• Responsible for implementation of a $70MM capital program across five (5) affiliate hospital campuses and other corporate entities for a regional healthcare leader.
• Led the implementation of process and procedures to separate the capital project management process from the parent organization - Temple University and developed and focused a capital program to support a consistent approach by consolidating disparate operations into one group.
• Directed the entire relocation of the health system’s administrative offices to a redevelopment project at the former Budd Company site in Hunting Park section of Philadelphia. This project involved all aspects of the design and construction continuum from site selection, lease negotiation and construction contracts through planning for occupancy.
• Supervise feasibility and needs assessment activities to develop and fund new clinical business lines. Additional leadership included management of several strategic planning initiatives to explore the adaptive re-use of existing clinical space for Medical office buildings, Patient Towers and the relocation of neo-natal intensive care units, cardiac practices and construction of cardio thoracic operating suites.
• Lead the development and construction of other system related, non clinical projects such as demolition and preparation of a 12 acre brown field site, design and construction of a new Tier 3 20,000sf data center and redefinition of the system wide dietary delivery model including complete renovations and the introduction of web-based ordering and inventory control.

• Primarily responsible for renovations and construction in a portfolio consisting of 3M square feet of housing, dining and conference facilities (Zone 4).
• Additional responsibilities involve overseeing campus wide utility projects as well as design and construction support for the University City Associates, an off-campus, market- rate, housing subsidiary.

Responsibility for all aspects of business development, construction management and daily operations for a design/build construction firm specializing in all types of parking structures.

• Established a strategic expansion for the corporation inclusive of all related responsibilities such as hiring, training, site acquisition, negotiating purchasing agreements and other duties as required to profitably execute the satellite division.
• Devised and implemented a business plan focusing on developing relationships with architectural firms, governmental authorities and real estate developers.

Manager, Design and Construction - Corporate Real Estate (February 1997 to January 1999)

Responsible for all facets of construction planning and implementation within a diverse real estate portfolio consisting of 16 corporate and 190 retail sites. Facility types included Operations Centers, Class “A” Commercial High Rise and Retail Banking Centers.

• Prepared and administered $ 32 mm construction and relocation program in addition to $ 20 mm non-interest expense budget to direct staff consolidation and merger related operational issues during the acquisition of CoreStates Financial.
• Designed and implemented $ 12 mm annual capital improvement budget. Projects ranged from minor capital improvements at retail sites to major infrastructure upgrades at commercial sites.
• Regional Coordinator of due diligence process for construction related issues in conjunction with the acquisition and disposition team.
• Supervised the regional implementation of a corporate wide “outsource” program comprised of teams specializing in architecture and design, engineering, property and construction management as well as corporate relocation and consolidations.
• Managed a staff of 8 full time employees with specialties in construction manager, Financial Analysis, Property Management, Contract Administration and professional support services.

• Developed and coordinated the sales and operating plan for a commercial waterproofing and concrete restoration firm with a district budget of $ 3 million dollars.
• Administered all phases of the construction process for the district including contract negotiations, purchasing, invoicing, submittals, scheduling, project documentation and budget analysis.
